Pinion seal wont stop leaking

I have removed driveshaft 2 times..removed nut and drive shaft knuckle with gear puller..removed plastic dust cover..removed pinion seal TWICE ..replaced both times with a Yukon Gear and Axel 10.5 ford OEM pinion seal..and it's still leaking...it doesn't seem to be leaking around rear end housing..it seems to be from around the rubber? Door panel says c1 is code for my rear end. I tightened nut both times till there was no play in spline, so I didnt put stress on the bearing behind pinion seal...NEED HELP AND SUGGESTIONS..

If it's leaking between the shaft and seal I would check the shaft for wear marks. If the seal has worn any kind of groove it's going to keep leaking. Also make sure your pinion bearing is in good shape. If the shaft wobbles it'll kill the seal.
